Job Description

Position Title: Facilities Technician II
Work Location: Pleasanton, CA, 94588
Assignment Duration: 3+ months
Work Arrangement: Onsite

Position Summary:
The Facilities Technician II is responsible for performing a wide range of skilled maintenance, troubleshooting, repair, and operational support activities across the facility, grounds, and building systems.
Duties include but are not limited to the following:

Key Responsibilities:

  • Perform preventive and corrective maintenance on HVAC-R systems, including air handlers, chillers, rooftop units, CRAC units, exhaust systems, and ducting.

  • Troubleshoot and repair steam and hot-water boilers, pumps, valves, heat exchangers, and associated piping.

  • Maintain and repair controlled temperature units (CTUs), including incubators, refrigerators, freezers, environmental chambers, and stability rooms.

  • Conduct maintenance on RO/DI water systems, including filters, tanks, distribution loops, and point-of-use equipment.

  • Support maintenance and troubleshooting for Autoclaves, sterilizers, and related utility supply systems.

  • Maintain facility plumbing systems, including drains, faucets, fixtures, pressurized lines, and backflow preventers.

  • Perform routine and emergency repairs on compressed air, gas, and utility distribution systems, including nitrogen, CO2, oxygen, and vacuum lines.

  • Diagnose mechanical failures using appropriate tools and techniques, ensuring minimal downtime.

  • Install, maintain, and repair electrical power distribution systems ranging from 12V to 480V.

  • Troubleshoot motors, motor controllers, contactors, relays, VFDs, breakers, and panel boards.

  • Support maintenance and periodic testing of emergency generators, ATS systems, and emergency lighting.

  • Perform inspections and repairs on UPS systems, including battery checks and load tests.

  • Conduct thermographic inspections using IR imaging to identify electrical hot spots and prevent failures.

  • Diagnose and repair lighting systems, controls, occupancy sensors, and energy-saving components.

  • Install and terminate conduit, wiring, junction boxes, and fixtures in compliance with NEC codes.

  • Operate, monitor, and troubleshoot Building Automation Systems such as ALC, Siemens, JCI, and Distech.

  • Identify issues with system programming, alarms, networked controls, scheduling, setpoints, and trending.

  • Perform routine testing and calibration of sensors, actuators, thermostats, pressure transducers, and control valves.

  • Respond to environmental excursions, system alarms, or abnormal building conditions in real time.

  • Document findings and escalate system-level issues requiring engineering intervention.

  • Monitor, troubleshoot, and calibrate Rees monitoring systems connected to CTUs, cleanrooms, and critical equipment.

  • Investigate environmental alerts and document all corrective actions.

  • Coordinate with engineering, quality, or lab teams when monitored equipment trends outside defined ranges.

  • Perform routine carpentry tasks, including repairs to doors, hardware, drywall, ceiling tiles, and cabinetry.

  • Support painting, patching, and architectural maintenance to maintain GMP and non-GMP areas.

  • Install or repair office fixtures such as shelving, brackets, casework, and ergonomic equipment.

  • Maintain exterior facility components including walkways, lighting, signage, and safety features.

  • Support snow/ice removal or seasonal maintenance where applicable.

  • Conduct periodic, scheduled, and unscheduled facility inspections to identify repair needs, safety concerns, or equipment degradation.

  • Complete PMs on mechanical, electrical, and utility systems following SOPs, manufacturer guidance, and safety protocols.

  • Execute test procedures for boilers, emergency generators, exhaust systems, and safety equipment.

  • Utilize SAP Plant Maintenance to open, update, track, and close work orders.

  • Document labor hours, parts used, equipment status, inspection findings, and corrective actions.

  • Maintain accurate equipment history records to support audits and regulatory readiness.

  • Assist with updating equipment master data, asset lists, and PM plans as required.

  • Work in accordance with safety policies, regulations, NEC codes, building codes, and site procedures.

  • Participate in job hazard assessments, lockout/tagout procedures, confined-space entry, and hot-work protocols.

  • Identify potential facility hazards and take corrective or preventive action.

  • Respond to facility emergencies, unexpected outages, leaks, alarms, or unsafe conditions.

  • Support EHS initiatives, audits, and continuous-improvement projects.

  • Collaborate with engineering, lab staff, operations, safety, security, and external vendors.

  • Communicate work status, issues, and repair timelines to internal stakeholders.

  • Provide technical guidance and support for small projects, installations, and moves.

  • Escort vendors, oversee contracted work when required, and ensure compliance with site standards.

Qualification & Experience:

  • AA Technical Degree in Electrical, Mechanical, Industrial Technology, or related field. 10+ years of hands-on experience maintaining and repairing electrical systems/equipment /experience maintaining and repairing mechanical systems/equipment and experience working with control systems (BAS, BMS, building management controls)
    OR

  • Licensed/Certified Electrician (state or nationally recognized certification) 10+ years of hands-on experience maintaining and repairing electrical systems/equipment /experience maintaining and repairing mechanical systems/equipment 3+ years of experience working with control systems (BAS, BMS, building management controls)
