A day in the life of a Renewal Specialist The Renewals Specialist is responsible for working well within a team structure to achieve the goal of renewing 85% of our residents. Each Renewals Specialist is responsible for working directly with the residents to identify and resolve obstacles in a proactive & reactive manner to obtain the most renewals possible. Provides support to all leasing teams on property management systems (Yardi, Salesforce, DocuSign, etc.) and daily processes.
Manage a high volume of inbound calls, inbound SMS messages, and inbound email queues within defined timeframes.
Ensure that each resident with an expiring lease receives a renewal offer 65 days prior to their lease expiration date.
Manage multiple Renewal Offers with different requirements from each investment group based on a revenue management strategy.
Use Salesforce tools to define and manage your own population of residents and follow-up weekly with any residents who have yet to renew.
Use salesmanship and negotiating tools to retain residents while also ensuring business goals are met for the investor.
Usie sales techniques and manage the expiring population until lease signing has been completed by utilizing outbound calls, emails, SMS messages, etc. to ensure the resident signs before their lease expires.
Manage applications and background screenings for residents acquired during property acquisitions that are not yet on an MSR lease.
Compile signed lease documents to provide to the owners for review.
Assist in projects assigned to the department to support our branches as needed.
Enter Notice to Vacates received both via email and Salesforce case. Follow up with residents as needed for reasons vacating and forwarding address if not listed at the time of written notice.
Work with other MSR departments to overcome a resident’s obstacles and objections to renewing when a Notice to Vacate is submitted.
What you’ll need to have
HS Diploma or equivalent
1-2 years prior leasing administrative experience preferred. Proficient with Microsoft Office, including Outlook, Excel and Word; knowledge of prospect and resident management systems,
Highly motivated “self-starter” able to learn and grow fast under aggressive project schedules.
Identifying inadequacies and requesting corrective action.
Highly organized and able to multi-task and work effectively with limited supervision.
Establish processes to ensure that quality assurance provisions are planned, developed, and implemented for prompt and positive action to assure compliance with quality standards.
Yardi Voyager Core, Salesforce and DocuSign experience is preferred.
