Job Description

Job Title – EBMS Manager
Location – Remote – Must be comfortable working in PT or CT or ET or MT time zone.  The role will occasionally need to participate in European time zones.
Duration – 15 Months with possibility of extension
Travel - Required
 
Client is seeking a Subject Matter Expert (SME) in Construction Management & Enterprise Building Management Systems (EBMS) to support due diligence & deployment of EBMS for 106 legacy Sites. The candidate will be responsible for managing several workstreams for BMS Delivery process including due diligence and deployment. The candidate will engage with stakeholders across multiple regions and across multiple time zones.
Basic Qualifications:
  • Completed bachelor’s degree in architecture or engineering (required)
  • 7 years’ experience in Building Management Systems
  • Proficiency with project/program management tracking software (e.g. SmartSheets, Asana, QuickSight (Power BI), MS Project, etc)
  • Strong competency with time management, organization, and attention to detail
  • Excellent written and verbal communication skills
  • Experience with construction specifications: strong emphasis on Div 00, 21, 23, 25, 26 
Preferred Qualifications:
  • 15 years’ experience in Construction, Engineering/Consultant Engineering or Facilities
  • Completed bachelor’s in Electrical Engineering or Controls Engineering from an accredited university
  • Advanced degree in controls engineering or electrical engineering
  • PMP Certification or Six Sigma Certification
  • Experience managing projects across multiple time zones and culture
  • Experience with remote team management and coordination
  • Strong cross-functional communication and collaboration skills
  • Strong time management and organization skill
 
Contract will include the following, but not limited to:
EBMS Retrofits for 106 Sites that can include but not limited to:
  • Update weekly EBMS Retrofit Portfolio, Asana workflows, Asana narrative updates, Smartsheet Construction Schedule Gantts, Program Cost Controls (PCC) for 106 sites
  • Assist on MBR updates for program to stakeholders for 106 sites
  • Assist on Energy Rebate Applications for 106 sites
  • Assist on Green Lease Program applications for 106 sites
  • Assist on NA + LATAM EBMS Operations, Adoption & Deployment (OAD) for 106 sites
  • Assist on daily BMS SIM intakes to triage for 106 sites
  • 100% EBMS Construction Management on EBMS Retrofit Programs for 106 sites
  • Verify that ECM-1, 2, 3 are set up on for 106 sites
  • Verify every new EBMS for 106 retrofit launch is delivered: 1) on-time, 2) on or under budget, 3) ECM-1, 2, 3 are set up, configured, assigned & operating properly at handoff to site/RME.
  • Assist in cross-training any new EBMS construction managers supporting for 106 sites
 
Definitions:
  • ECM-1:         Energy Conservation Measure 1 for occupied/unoccupied schedules for office block & break rooms
  • ECM-2: BMS Global Setpoints for office & warehouse
  • ECM-3: ASHRAE 241 fan cycling of warehouse RTUS
  • ECM-4: Demand Response

Simplification of the BMS Adoption & Deployment means using process mapping to “invent & simplify” new mechanisms.  We are eliminating non-value-added activities and enhancing automation of value-added activities.
 
Mission: Team is the single-threaded leader and owner for the mechanical, electrical, plumbing, fire protection, structural (MEPFS) engineering and enterprise building management system (EBMS) standards for all operations building types. The team also drives sustainability partnerships and is the global leader for third party commissioning standards. The team provides subject matter expertise and design leadership across all regions, businesses, and functions to deliver scalable platform engineering, program development, program management, retrofit project management, template design criteria and template standards. Drives a virtuous cycle of continuous building design improvement. Supports through engineering and sustainability data collection, EBMS pricing transparency and validation, innovation and template optimization and standardization, worldwide.
 
Why is EBMS important to client?
  • EBMS is a critical platform to first aid in the health and wellbeing of our Associates
  • BMS provides environmental monitoring for CO, H, CO2 and methane, where the BMS (utilizing SIM) can alert, alarm, and take action if necessary.
  • Heat Index (HI) monitoring will be deprecated from the existing IT platform and integrated into the BMS in all facilities globally in Q1 2023, becoming the single source of truth for complying with the WHS HI policy.
  • To ensure operational uptime by preventing critical systems (HVAC, UPS, fire panel, etc*) from becoming inoperable and shutting down the building.
  • EBMS gives RME the ability to do “predictive maintenance” instead of “reactive maintenance”
  • Troubleshoot & monitor remotely
  • Trend history, remote visibility of HVAC (for RME & AMOC), alarming, O&M performance improvements, auto SIM ticket generation, etc.
  • Use EBMS data & implement energy conservation measures (ECM) to help meet Climate Pledge goals by 2040
  • Benchmarking energy usage, electrical metering integration for metrics, cost cutting visibility, and ILFI reporting
  • Providing a “data lake” for stakeholder teams to utilize the data to drive business specific cost cutting initiatives
  • Adjusting setpoints & schedules, economizer optimization for avg 7% to 9% operational savings
  • Future integration of renewable energy-solar, wind, hydrogen etc.
  • The EBMS will facilitate future machine learning (ML) functionality
  • Advanced analytics, data driven designs
  • In development for release (pending additional funding cuts) is advanced analytics and machine learning that will generate additional energy and maintenance savings above and beyond what we’re seeing today.
