Title: Senior Manager - Real Estate Analytics
Duration: 8 months
Working hours: 37.5/week
Working Location: Toronto, ON (Hybrid - 2 days/week or 8 days/month)
 
Role Mandate:
  • The Corporate Real Estate Finance team works cross-functionally with various teams to provide the business with financial support for real estate planning and transactions.
  • We are looking for an experienced and collaborative Senior Manager, Real Estate Analytics to join our Finance team.
  • This role is critical in supporting strategic decision-making across our real estate portfolio.
  • The successful candidate will bring deep expertise in real estate accounting and financial analysis, along with strong coordination skills and ability to lead cross-functional initiatives.
Role Responsibilities:
  • Receive requests from Real Estate including property information and lease terms.
  • Use existing models to conduct financial analysis to review impact based on business.
  • Work with the transaction team to assess the viability of strategies and execute new leases.
  • Manage hand-off meetings when strategies are implemented to review outcome and financial variances.
  • Lead the analysis of real estate assets, portfolios, and investments to support strategic planning and operational decisions.
  • Interpret and ensure accurate financial reporting for real estate transactions in compliance with applicable accounting standards (e.g., IFRS, GAAP).
  • Develop and maintain financial models to evaluate property performance, capital expenditures, and scenario analysis.
  • Collaborate extensively with teams across controllership, transactions, project management and finance to consolidate insights and drive outcomes.
  • Prepare executive-level presentations and reporting to support planning, performance monitoring and strategic initiatives.
  • May network with industry contacts to gain competitive insights and best practices.
  • Works with stakeholders to establish priorities.
  • May own internal/external stakeholder relationships.
  • Oversees the process to coordinate & analyze the financial and operational highlights of the business for reporting, planning and forecasting requirements.
  • Influences and negotiates to achieve business objectives; ensures solutions are aligned with business and enterprise goals.
  • Recommends and implements financial management solutions based on analysis of issues and implications for the business.
  • Works with the business to align key performance indicators with financial forecasts/plans and initiatives.
  • Assists in the development of strategic plans; assessment of opportunities; determines the financial impact of initiatives/strategic decisions.
  • Identifies emerging issues and trends to inform decision-making.
  • Breaks down strategic problems, and analyses data and information to provide Financial-related insights and recommendations.
  • Acts as liaison between stakeholders in order to align agendas and ensure a clear understanding of the business context.
  • Supports development and execution of strategic initiatives in collaboration with internal and external stakeholders.
  • Builds change management plans of varying scope and type; leads or participates in a variety of change management activities including readiness assessments, planning, stakeholder management, execution, evaluation and sustainment of initiatives.
  • Operates at a group/enterprise-wide level and serves as a specialist resource to senior leaders and stakeholders.
  • Applies expertise and thinks creatively to address unique or ambiguous situations and to find solutions to problems that can be complex and non-routine.
  • Implements changes in response to shifting trends.
  • Broader work or accountabilities may be assigned as needed.
Team Structure:
  • The selected contractor will work with another team member in Corporate Real Estate Finance to focus on running strategies and ad hoc requests.
  • Two other team members focus on budgeting.
  • The team is integrated with a variety of other bank teams and is very transparent and collaborative in nature. 
Must Have Skills:
  • Typically possesses 7+ years of relevant experience and a post-secondary degree in a related field, or an equivalent combination of education and experience.
  • Strong accounting background; flexible on seniority level depending on real estate experience.
  • Proficient in data preparation, data analysis, and statistical tools, with advanced Excel skills.
  • Collaborative and personable team player.
  • Excellent verbal and written communication skills.
  • Advanced analytical and problem-solving abilities.
  • Strong collaboration and team skills, with a focus on cross-functional partnerships.
  • Comfortable managing ambiguity in dynamic environments.
  • Skilled in data-driven decision-making.
Nice to Have Skills:
  • Experience in real estate accounting.
  • Proficiency in data visualization tools, including Spotfire, Tableau, and Power BI.
  • Background in banking and financial institutions.
  • Accounting designation preferred.
  • Advanced to expert-level Influence skills.
